Why First Coast Commissary exists

Northeast Florida has no shortage of talented bakers, juicers, and dessert makers working out of home kitchens they’ve outgrown. What it’s short on is licensed space they can afford to use.

The problem we watched happen

Florida’s cottage food law is genuinely generous. A baker can start at home, sell at markets, and build real demand without a permit. Then one of four things happens: a café asks for a standing wholesale order, a customer asks for something that needs refrigeration, the holiday season arrives and one residential oven can’t keep up, or the household has simply had enough.

At that point the options have historically been bad. Build out your own kitchen (six figures and the better part of a year between drawings, permitting, and inspection) or sign a commercial lease with a personal guarantee based on a forecast. Plenty of good food businesses have died at exactly that crossroads, not from lack of demand but from a fixed cost they couldn’t carry through a slow season.

What we built instead

A licensed, inspected commercial kitchen in Jacksonville that you book by the hour or with a full-access pass. No lease. No build-out. No guarantee. You pay for production time, and when a month is slow your costs are slow with it.

We deliberately specialized. Rather than a generic commissary with a little of everything, we equipped for six categories: baking and pastry, cold-pressed juice and smoothies, ice cream and frozen desserts, coffee and cold brew, confections, and granola and dry goods, and bought properly for each. That means a real batch freezer and a real cold-press juicer instead of compromises, and it means we are not the right kitchen for a savory hot line.

How we operate

  • Honest about scope

    We tell people when we're not a fit. A kitchen that promises everything to everyone ends up serving nobody well, and a wasted application wastes your time more than ours.

  • Equipped, not improvised

    The shared basics are real commercial gear: convection ovens and mixers built for daily use, not consumer equipment pressed into service. The specialty tools that define your product are yours to bring, with the space and power to run them.

  • Priced so you can start small

    No lease, no personal guarantee, no minimum commitment on Pay As You Go. Your fixed costs should not outpace your revenue in month two.

  • Built for the next step

    Most members arrive from a home kitchen and leave for something bigger. That's the job. We'd rather help you outgrow us than keep you small.

What we’re not

This is not a hot-line kitchen

We do not have a commercial range or exhaust hood. The kitchen is not suitable for frying, grilling, wok cooking, or savory hot-line production.

We built this kitchen for a specific set of businesses and equipped it well for them. If your menu needs a range, we’ll tell you honestly up front rather than take your money for a space that can’t do the job.

When you can work

Open 24 hours a day, 7 days a week. Members book by the hour.

Sessions run 212 hours and can be booked up to 60 days ahead. Early mornings are the most popular block with bakers, so book your standing time early.
